The Plan for renovating our existing clubhouse consists of three parts, one, repairing the outside wall, which is scheduled for this year, two, re-facing the entire building, and three, adding an elevator.
Repairs to the outside wall are necessary because of water damage from the flower pots that sit atop the wall. This repair has been in the strategic plan budget for several years.
We have been delaying any major exterior upgrades until we get resolution on a new community center. The idea was to build the community center and reface the old clubhouse in the same style. So we continue to hold off on the project until the community center issue is resolved, or a new engineering study indicates we have to proceed. However, we may not be able to put it off much longer. The stucco-like exterior is starting to leak and will eventually cause mold to form in the walls. The window frames are also deteriorated. An engineering study was done in 2006 which describes the condition of the old building. It is posted on the website under References: Technical Documents. Renovations are expected to include new exterior siding, new windows, roof replacement and HVAC replacement.
The third piece of our renovation plan is installing an elevator. We have residents today who cannot climb the clubhouse stairs and are restricted from attending any event or meeting on the top floor. We consider an elevator to be required for continued use of this building.
Now that the community center project timing is uncertain, we will have to decide when to schedule this project. It is currently in the strategic plan for 2013 – 2014.
