Project Report
This project is essentially about replacing the tennis courts. They were scheduled to be resurfaced last year, however, our contractor had an engineering study conducted on the existing courts and recommended replacement, not resurfacing. This is because when they were installed, proper drainage was not included, and because the water table is close to the surface, they will constantly crack and need repair.
Part of the problem is that the adjoining lots north of the courts are higher, and rainwater flows down and under them, since no drainage was installed. The solution to this problem is to tear out the courts, bring in fill dirt to raise the level and install proper drainage. Unfortunately, in their present location so much fill would be required that the costs were very high.
The POA owns the adjoining lot and looked at moving the courts to that property. However, this did not solve the fill problem, and after the courts were laid out it was concluded that balls from the driving range could reach them if placed there.
It was at that time the POA board began investigating the purchase of the next adjoining lot. This lot is high enough that no fill is required, and it could be purchased for about the same cost as elevating the current site. An additional incentive for moving the courts is that when we build a new community center, additional parking will be necessary, and the current tennis court location provides the only contiguous site for parking expansion. The board decided that the best solution was to purchase the adjoining lot.
After purchasing the adjoining lot and laying out the new courts on the enlarged property, it was clear that space for additional amenities was available. The board decided to install two bocce ball courts, two shuffleboard courts and a basketball goal. These are popular activities as evidenced by their availability in many retirement communities, and very inexpensive. The board believes they will become popular with residents and help promote Lockwood Folly as an active lifestyle community to prospective buyers.
We are waiting on county permits to start this project. We anticipate breaking ground yet this year.
