LFPOA Projects Proposed and/or Planned
Roads
Road replacement is now scheduled to begin after community center construction in order to prevent damage from construction traffic. Up until that time, annual repairs will continue as a normal budget expense item. Since the road edges are eroding in several areas, we plan to pack a filler material (marl) into low spots for support before asphalt is applied.
Entrance Enhancement
The new sign with landscaping is done. What remains to be completed is packing marl for road edge support in low areas, spreading topsoil in low areas and seeding. The goal is to get a healthy stand of grass all along the entrance road.
Clubhouse Renovation
Several important repairs on the old clubhouse building are complete. We still have plans to replace windows and any dry rot damage that may be present to window frames. After the community center is built and we have a handle on our cash reserves, a decision will be made about the exterior, i.e., do we tear off the stucco and match the siding on the community center?
Recreation Park
Plans are still active to install horseshoe pits, bocce ball, shuffleboard courts and permanent charcoal grills. These will be included in future budgets.
Stormwater
Planned stormwater projects are complete except for drains in the parking lot, which will be handled as part of community center construction. There will be annual maintenance on swales & outfalls, and new swales may be necessary in selected locations.
Community Center
During 2013 planning for construction is underway with architectural and civil engineering providers under contract. General contractor & lender selection will take place in the fall. Presentations to the membership, and finally a vote on financing will occur late in 2013. Start of construction is projected for 1st quarter 2014.
