Clubhouse Report

Clubhouse Directors Report
1. Back deck / wall / planter box work is completing this week. There will be an additional $340 cost above original quote for staining deck and cleaning gutters.
2. We were asked and agreed to reconsider Wifi for the Clubhouse. We can get high speed wifi for $39.95 per month plus $50 installation fee for the modem by ATMC. We would also need to buy a wireless router which can be had for under $100.
3. Termite treatment is completed.
We discussed at our last meeting the need for a regular pest control program. Mannings (same people doing the termite work) can do that for $85 quarterly, which consists of a quarterly inspection / treatment. There would be no charge if, in between treatments, we need them to come out for something we find that needs attention.
4. At our last meeting we discussed the HVAC unit replacement (two of the three).
We have quotes but the questions asked were:
(1) Can we replace the two old units with one new larger one. The answer to that is no due to the restricted space in our attic for air handling units and larger duct work.
(2) Can we get the new units is a rush if necessary, in lieu of spending the money now when the old units seem to be doing OK. The answer depends on the time of year we have to do it; if it’s over the winter we can get a new unit installed in a few days; if it happens in the busy season (summer) it could be 2 weeks.
5. I’ve gotten a quote of $3,000 to have a structural analysis done on the upper floor of the existing Clubhouse, to determine if it is suitable for moving our exercise equipment up in conjunction with building the new Community Center.
I was asked to get an idea if the existing building is even worth saving before we spend that money. I’ve gotten (2) opinions (opinions only based on visual inspection) that the building IS worth keeping. I also have a budget estimate to completely redo the building with new siding (Hardy plank) that is about 20% less than our $300,000 set aside in our long term plan. I would NOT change the long term plan amount, allowing for unknown extras. The estimate I got is from a company with much experience in doing this type of work, and their cost estimate includes striping the building down to the structural frame, doing some expected repair work to the frame, then completely residing the building INCLUDING new windows all around. I would expect therefore that the estimate they gave me is at least a little conservative.
If we want to know that our floor can support the exercise equipment I recommend we have the $3,000 study done soon, as it will impact our design review on the new community center.
6. We had an “incident” at the Clubhouse on 11/21 as I’m sure you all know. I have the police report and at this time, unless we wanted to pursue it, they have decided to go no further.
