Lockwood Folly, a 460-acre gated residential community tucked away in the woods on the western bank of the Lockwood Folly River, began to be developed in 1987 by Channel Side Corp. Properties available include deep water river lots, marsh lots, golf course lots and lots with views of the Lockwood Folly River and the Intracoastal Waterway. Overlooking the river is a beautiful property owners’ clubhouse with an Olympic size swimming pool and hot tub. Lockwood Folly also has an 18 hole Willard Byrd designed golf course, tennis courts, a boat ramp and a limited boat storage area.  The Country Club community is located at the northwest junction of the Lockwood Folly River and the Intracoastal Waterway, in the area locally known as Brown's Landing. From the boat ramp, it is approximately one nautical mile to the open ocean.

As of November 2006, there are 261 homes completed, 28 homes under construction, 22 townhouse/condo units completed, 4 townhouse/condo units under construction and 303 vacant lots privately owned. At maturity, Lockwood Folly will contain 618 dwellings on 460 acres. Current status of development is about 51% of maturity.

Lockwood Folly is served by the Brunswick County Sheriffs Department and is within the Tri Beach Fire District.

Litigation: Haynie v. Lockwood Folly POA

To the best of our knowledge:

            It is believed that in the early 1990s a French drain system running along the property line of lot P2-264 (Haynie), discharging into a pond, along with other improvements ie two feet of fill in the rear of the property, was installed by the previous owner of lot P2-264 specifically to enhance lot P2-264 for the sole purpose of draining excess ground water from the area to enable this lot to perk for septic permits. In approximately 2004 the system failed and Mr. Haynie asked the POA Board to repair the drainage system. Since the POA Board was unaware of this system prior to this date an investigation was conducted to determine the history and purpose of the system. After determining that it was to service private property the POA Board, at that time informed Mr. Haynie that the POA could not repair the drainage system as POA funds, per covenants MDC Article V, Section 2, can only be used for common area grounds or systems. The current POA Board concurs with the prior decision.

            Mr. Haynie disagrees with this decision and contends the French drain system having been installed by the previous owner is a POA responsibility.

            A Civil Summons dated April 16, 2008 has been filed in North Carolina, Brunswick County Superior Court Division; Samuel D. Haynie, Sandra R. Haynie v. Lockwood Folly Property Owners Association.
